The refresh contract

Two clocks. No sleight of hand.

A government record can be old and arrive in a new batch. Florida Signal charts the event by its application or recording date, while separately showing when our system pulled and processed it.

Permit search + map

Supabase is queried when the page opens or a search is submitted. Activity groups permits by applied_date. The map is a clearly labeled current-month sample.

Accela + Broward + Sunbiz

Permit intake runs nightly at 10:00 PM, the public mirror and detail lane every 30 minutes, enrichment every two hours, Broward at 9:30 AM and Sunbiz at 11:30 PM. Clerk charts use recording_date_iso; batch times describe freshness only.

The official current-storm feed is refreshed briefly through Florida Signal. The official outlook image remains the source of truth; Storm Watch is a display mode, not an official alert.

Meeting + industry watch

The server reads Fort Lauderdale’s Legistar calendar every 15 minutes. The published DRC schedule and selected realtor/contractor listings are source-cited editorial snapshots—not a live association crawler.

Tax-lien geography

Clerk lien instruments are valuable, but area views stay unpublished until the lien-to-parcel resolver produces a defensible folio/address match. No neighborhood is inferred from a batch alone.

The site stores consented email, ZIP, source and timestamps privately, then upserts server-side to the Mailchimp Broward Audience using WATCHZIP when the API key is present. No credential or subscriber list is exposed.

The first and last application, registration, recording or meeting date included.
Sample
The displayed record cap plus the actual date span inside that returned sample.
Snapshot
When a source was last successfully pulled or enriched.
Cumulative
A total through a named date—not a claim that every record happened that day.

01 · Collect

Named public sources.

The public site reads a deliberately narrow set of fields from the production Supabase mirror. The mirror is populated from government records; it is not a synthetic dataset.

02 · Join

One address, several records.

Permit number, parcel/folio, normalized address, company name and recording identifiers connect the layers. Confidence and provenance matter: a resolved owner is stored with its source and a confidence field, and low-confidence joins do not get promoted as fact.

The map displays only records with usable coordinates. Neighborhood counts describe the current displayed sample and are never presented as a complete historical total.

03 · Gate

A signal is not automatically a story.

The Michigan Intel Desk donor architecture contributes the important rule: collection, analysis, editorial approval and publication are separate states. Raw signals can appear as sourced records. Narrative claims require evidence and human review before publication.

04 · Refresh

Freshness is part of the fact.

The methodology desk exposes the independent clocks behind each published data surface. A fresh mirror does not make an older courthouse or aggregate snapshot current. Each feed is labeled current, delayed, stale, unverified or unavailable from its own clock.

Application, registration, recording and meeting dates describe the market. Pull, first-seen, sync and enrichment times describe the system. If a job misses its expected window, Florida Signal preserves the older date instead of inventing freshness.
